Feels like Crazytown

The saga of upgrading the electrical panel, meter pan, and weatherhead in our new/old (1876) farmhouse was fraught with mishaps, including an incompetent electrician whose work failed inspection. Because of the structure of the house, bringing the new electrical work up to code necessitated a new water heater to meet clearances (surprise!) and an exterior system disconnect, so it was pretty tricky putting together a new team and coordinating different phases of the projects. It wasn't all bad, though, because the lead electrician is also an ornithologist so we had some fun down times swapping bird life-list stories. This FotoInspired page documents all of that...and more, because with an old house...there is ALWAYS MORE. Still, I wouldn't trade this place for the world.

Your Crazy Town title is perfect for these upgrade mishaps and the haphazard photo arrangement keeps with the crazy vibe :crazy: Sometimes you have to laugh so you don't cry. Enjoy your quirky farmhouse.

I can appreciate all those upgrades and frustration of things not being done properly. Love the electrical panel and hot water tank. Awesome documentation.

It does seem if you fix one thing then another needs fixing too. It has been a summer of maintenance expenses here.

Love this so much because I can relate. Sounds like you conquered it all, and documented it well, something to laugh about...someday. I'm curious about the removal of the tankless water heater, only because we are planning to install one (our first ever). Was it just because of space/arrangement problems or the functioning of it?

Thanks! We had clearance and access issues, not to mention the AC/DC Inverter for the solar was directly under the new meter pan on the exterior. On the inside it’s a tiny space, and we had an old gas Pennfield 40-gal. tank heater that was impeding required clearance AND venting out on the wall where the panel had to go. We considered going electric on-demand tankless, but the energy usage (and water supply) made us hesitant—they draw a lot of power—and it wasn’t the plumbers’ first choice for that reason and longevity (I had a number of plumbers in for consults). We wound up with an electric Bradford White lowboy tank heater—also 40 gallons, and it snuggled in just fine. So far so good. Fingers crossed.

LOL you definitely get it. There were quite a few raised-blood-pressure moments on this one. I wanted to document it because I know time will erase the crying and the laughter will remain!

Moving on to the deteriorating foundation support jacks in the crawl space next. Sigh.

Our house went through this a couple of years ago. Not as old as your but early 1900s. A money pit is what I called mine. I should have documented it all so the kids will know when we leave this house. But I too will not leave my house! awesome page!

Ok, thanks for all the info. If we get the tankless, it will run on propane, so maybe I'd better check on that. Luckily, we have no inspectors/inspections to worry with. Son-in-law is licensed electrician, so we're trusting him on a lot of things. Water heater is still way down the road.
